Inside, the main level invites you into a fabulous open kitchen and living space, designed with both elegance and functionality in mind. The gourmet kitchen boasts granite counters, a spacious island perfect for meal prep, and a Restoration Hardware dining table for memorable meals together. The adjoining living room offers a warm, cozy ambiance with an indoor gas fireplace, ideal for gatherings on cooler evenings. This level also features a luxurious king ensuite with direct deck access, while a nearby queen bedroom enjoys access to a full bathroom across the entryway.<br />

The lower level expands your relaxation options with a cozy sitting room that opens to the grounds and offers a desk and office chair, another spacious king ensuite with patio access, and a custom-tiled shower with granite counters. There&rsquo;s a second queen bedroom nearby, along with a convenient full bathroom in the hallway. The bunk suite, with its unique set of two twin-over-queen custom-built bunks, doubles as a private getaway; it includes a kitchenette, laundry center, living area, air hockey table, and a full bathroom with a custom-tiled shower and granite counters.<br />

<span style="color:#c0392b;"><strong>Please note that this property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces.&nbsp;Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in.&nbsp;Misrepresenting a pet as a certified service animal is a crime under Tennessee law.&nbsp;Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.</strong></span><br />

Additional Notes and Rules:<br />
- The exterior of the home and parking area is monitored by security cameras.&nbsp;<br />
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a &quot;starter set&quot; of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.&nbsp;<br />
- Firewood for the outdoor firepit may be purchased with a week&#39;s notice or at the time of booking. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.&nbsp;<br />
- This home is not pet friendly. Thank you for not bringing any pets to the home.<br />

- Must be at least 25 years old to reserve. This person is required to be one of the persons staying in the property for the reserved dates.&nbsp;<br />
- No smoking inside the home. No trace of smoking left outside the home.<br />

- No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable.<br />
- 4WD/AWD and/or chains required during times of snow/ice for all mountain homes - it is your responsibility to come prepared for winter weather. No refunds are given if you are not prepared for winter weather.&nbsp;<br />
- Host is not responsible for items left in the home.&nbsp;<br />
- The driveway and entry is monitored by security cameras for safety. There are no cameras near the decks or hot tub.<br />
- Guests returning to Sweet Water Escape may receive a discount of 10% to the room rent, not to be combined with other discounts to the rent.<br />
<br />
CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
