Additional Rate Information

There is a $1500 Security Deposit that is added on to your total (not taxed).  Owners and their agent may use all or any portion of the security deposit reasonably necessary to (a) cure Tenant's default in payment of rent, cleaning fee or pet fee or other sums due; (b) repair damages caused by Tenant or guest of Tenant; (c) clean the premises in excess of normal clean, if necessary upon expiration of the rental; (d) furniture or carpet cleaning if damaged due to Tenant carelessness or (e) replace or return personal property, excluding ordinary wear and tear.  No later than 30 days after departure, Agent shall furnish Tenant with an itemized statement of the basis for, and the amount of, any disposition of the security deposit and shall return any remaining portion to the Tenant after Tenant agrees to Claim on Deposit.  If damage for which Tenant is responsible exeeds the amount of the security deposit, Tenant hereby authorizes Owner and Agent to charge Tenant's credit card identified in this agreement for additional charges.

Vacation Rental Policies

Credit cards are accepted with a 3% service fee added to the charged amount.

CERTIFIED CHECKS, CASHIERS CHECKS, and TRAVELERS CHECKS are also accepted. All funds must be received in US dollars.  PERSONAL CHECKS are only accepted if received at least three weeks prior to the arrival date.  WIRE TRANSFERS are accepted, however, guest is responsible for all related fees.

Check In Time is 4:00 pm

If there is time between rental reservations, we will accept early check in at $50/hour at time of making reservation.

There may be a possability of early check in on the day of check in if the property is ready (at no additonal charge).  Notify agent on day of arrival to see if home and grounds are ready and early check in is possible. 

Check Out Time is 10:00 am

If there is time between rental reservations, late check out may be possible at $50/hr at time of making reservation.

There is a 12.5% Lodging Tax paid on your reservation. 7.5% is paid to the State of Florida and 5% is paid to Monroe County

This tax is on the total of Rental Amount, Admin Fee, Pet Fee, Cleaning Fee and Event Fee

CANCELLATION: Under certain conditions such as severe weather, fire, or other hazardous conditions, Casa Aqua reserves the right to cancel any reservation. If Tenant cancels the reservation, owners or their agent will attempt to rebook the premises at the same rate. If owners or their agents are able to rebook the premises, tenant will receive a refund less a $100.00 cancellation fee. If owners and their agent are unable to rebook the premises, Tenant’s rental payment, excluding departure-cleaning charges, will be forfeited as follows: 100% is forfeited if cancellation is within 60 days of the arrival date; 25% is forfeited if cancellation is more than 60 days prior to the arrival date. Please notify us as soon as possible of cancellation and then send a WRITTEN NOTICE OF CANCELLATION. A deposit equal to at least 25% of the total due must be paid at the time of reservation, and the balance is due 45 days prior to arrival.

If the arrival date is within 45 days of the reservation, the Tenant agrees to pay the total amount within 5 days.

Additional Fees are as follows:

Admin/Processing Fee   $100

Pet Fee  $250 per pet (non-refundable)

Cleaning Fee  $650 for house only, $750 for house and cottage
